Following the City’s advertising letter sent to you on 12 May 2021, the applicant has revised the development plans which include aspects outlined below. Side Setback

The unauthorised carport has nil setback to the south-western boundary, required 3m.

Vineyard

The revised plans include a vineyard area which:

  • proposes nil setback from its roof and 0.3m setback from its posts to the south-western boundary.
  • is capable of being used as an outdoor dining area and therefore, may result in noise being generated from the site.

Front feature fence/wall

The front feature fence/wall has is 2.9m high and is minimum setback 0.3m from the south-west boundary.

Car Parking

  • The revised plans require 25.3 car bays in accordance with the development standards of the City’s Town Planning Scheme No.24.
  • The proposal relies upon a reciprocal use of the 13 car bays (to be secured by an easement) on Lot 17.
